Comfortable beds & very decent breakfast. Overall, rather modest but reasonable.
Parking near the Residencia is rather difficult and paid so prepare for some extra spending (1eur / h o long stay car park).

For the price paid this was a good little hotel. Beds were comfy. Bathroom was modern with decent towels and some toiletries provided. Breakfast was included in the price
The location isn't very central and it's not in the most salubrious of areas. Bedroom had everything we needed but was small. Staff spoke very little English

Hotel is located in the end of the main shopping street (near is also Via Catarina shopping center - it is possible to have really cheap lunches there). Nice staff (I guess it is a family), cozy room (although a room and a bathroom are a bit small). 5 minutes from subway station, straight connection to the airport. 20 minutes to the coast.
Breakfast is a bit poor, but for us it was fine. Someone wrote that it is loud in the rooms which windows are to the street, but with the closed window it is totally fine. The stairs are a bit steep. Also it seems that a single room does not have a window. Staff does not speak English well, however they can understand and express themselves. All in all we liked the place and would stay there once again. However, we are not very picky travellers.

Good location and helpful hosts. Pleasant surprise to be told breakfast was provided. Great common room where you can prepare meals at anytime time of day, TV, free internet and free tea and coffee.
The room was on the street and it was quite noisy.

a nice atmosphere, very friendly staff, good breakfast, our room (with nice renovated bathroom) was small but OK. You can go outside in the garden or stay in the lounge, so you don't have to sit on the edge of your bed all the time.
The neighbourhood is a bit sloppy, but nothing to be scared of.

Relation quality/price is very good! Breakfast also great! Small but confortable!
Please make sure you take bath really early in the morning. After there is no warm water anymore!! Needs attention from management.

The location was good. 20-25 minutes walk to the Riverside area and only 200m (uphill bear in mind!) from Bolhao metro station (direct link to the Airport and Estadio Do Dragao) which was ideal for us. The room was quite small but the bed was comfortable and the bathroom was spacious. The staff were generally friendly although they didn't speak much English. 34 euros was good value for money. Anything above 40 would be a bit steep! Breakfast was good with a choice of drinks, cereals and pastries
The hotel isn't in the nicest part of the city. The area was quite grim and dirty, especially at night, although I felt quite safe most of the time. Our room was facing the busy road which could be quite noisy at times. The room we stayed in wouldn't have been ideal for a lay in! there was no cupboard or hangers to hang up clothes which was disappointing.

Good breakfast, location, nice room with small bathroom.
Our room faced the street and both nights were very noisy but I would stay here again because of the price, breakfast and great owners..

The location was excellent, right at the top of the Rue de St Catarina. The best shopping area, a lot of coffee shops around and very convenient for Metro and /or Hop On/Off bus. The staff spoke no english, but did give me a map of the area, so that was okay. The bedroom was spacious and the bathroom very modern.
Since no one spoke english, I couldn't get any information on the area. There is an Information Office about 10 to 15 minutes walk from the hotel though, so it was no problem. Also the breakfast is very very basic.
